Who Qualifies for the Home Office Deduction?

To qualify for the home office deduction, your workspace must meet two IRS requirements:


Regular and Exclusive Use

The space must be used regularly—not occasionally—and exclusively for business purposes. For example, you cannot deduct your kitchen table if you only work there occasionally or a guest bedroom that also serves as your office.


Principal Place of Business

Your home office must be your primary place of business, where you perform administrative or management activities, or where you regularly meet with clients or customers.


Important Note: Employees who receive a W-2 generally cannot claim the home office deduction, even if they work remotely. This deduction is available primarily to self-employed individuals and independent contractors.


What Qualifies as a Home Office?

Your home office does not have to be an entire room. A clearly defined area within a room may qualify, provided it is used exclusively for business purposes. However, having a dedicated office space makes it much easier to support your deduction and accurately document the square footage.


How to Calculate the Home Office Deduction


Simplified Method

The simplified method allows you to deduct $5 per square foot of your home office, up to 300 square feet.

Actual Expense Method

With the actual expense method, you calculate the percentage of your home used for business by dividing your office's square footage by the total square footage of your home. You then apply that percentage to eligible household expenses, including:

  • Mortgage interest or rent

  • Homeowner's or renter's insurance

  • Utilities (electricity, gas, internet)

  • Home repairs and maintenance (business-use portion)

  • Home depreciation (based on the property's cost)


Direct vs. Indirect Expenses

Direct expenses are costs that apply only to your home office, such as painting the office or installing a dedicated business phone line. These expenses are 100% deductible.

Indirect expenses benefit your entire home—such as utilities, rent, or insurance—and are deductible based on the percentage of your home used for business.


Home Office Deduction Limitation

Your home office deduction cannot exceed your business's net income. If your business operates at a loss, you cannot use the home office deduction to increase that loss.
